Cedar Park Inks New Deal with Perfect Game

Two years ago, the City of Hutto appeared to be on pace to bring an $800-million mixed-use development to the area anchored by Perfect Game, which is said to be the largest youth baseball scouting organization in the world, but a little more than a year after the deal was made, it fell through.  But now, Perfect Game has found a new home in Williamson County: Cedar Park.

The Cedar Park City Council on Thursday night voted to approve the deal.

“The project will create a new and thriving industry in sports tourism that Cedar Park has yet to see, and solidify Cedar Park as both a tourism and business destination,” the city said in a press release. “Perfect Game’s Mission is to promote the games of baseball and softball now and in the future, by hosting the highest quality amateur events while providing meaningful opportunities and information to players, families, MLB organizations, college coaches and fans.”

As per the agreements reached on Thursday, Perfect Game will lease 80-acres of land owned by Cedar Park for the next 20 years. PG Group has also purchased 30 additional acres that will be commercially developed. Both will be located on a 112-acre tract near the northeast intersection of Ronald Reagan and Whitestone Boulevards.

Mayor Corbin Van Arsdale said, “Economic vitality is one of our City Council’s strategic goals, and this partnership with Perfect Game literally hits it out of the park. This project with the leading baseball and softball scouting organization in the country will generate more than $20 million in new net revenue to the City of Cedar Park and will attract an entire new economy that expands employment and business opportunities for decades to come.”

Perfect Game President Jerry Ford says Central Texas was the organization’s number one location choice.

“We believe that Cedar Park’s leadership shares our vision and goals for not only the games of baseball and softball, but the community as well,” Ford said. “This project will benefit the community through the large local economic impact Perfect Game delivers by hosting best-in-class tournaments and related activities that attract hundreds of thousands of families from across the United States.”

Perfect Game has facilitated the baseball careers of numerous players over the years, according to Economic Development Director Ben White.

“Perfect Game has had 13,326 players drafted by the Major Leagues, and 1637 debuted in the Major Leagues,” White said.

Teams from around the nation will come to Perfect Game’s complex for tournaments, resulting in 60,000-plus hotel room nights in the first year and around 150,000 hotel room nights by year 10. Perfect Game will also allow the City use of the ball fields for the community, local nonprofits and governmental entities for a minimum of 25 days per year with no cost to the City. The turf will be synthetic, limiting the need for landscape irrigation.

Perfect Game will make an estimated capital investment of $4 million and hire 40 full-time employees, along with the future creation of an additional 127 full-time positions.

Construction is expected to start June 1, 2022 and be completed by March 1, 2024
