Central Texas Homebuyers Remain Active As Pending Sales Rise 14%

Homebuyers remained active across Central Texas in May, despite ongoing affordability challenges and broader economic uncertainty, according to the latest Central Texas Housing Report from Unlock MLS.

The report found pending home sales in the Austin-Round Rock-San Marcos metropolitan area increased 14.3% compared to May 2025, suggesting buyers continue to move forward with home purchases even as mortgage rates and housing costs remain elevated.

Housing market analysts say the latest data points to a market that has stabilized after several years of rapid change, giving buyers and sellers greater confidence as they make long-term housing decisions.

“What’s particularly notable about May’s housing activity is that buyers continued to engage with the market even as many of the factors that typically create hesitation, such as affordability challenges and economic uncertainty, remained in place,” said Vaike O’Grady, market research advisor at Unlock MLS.

The report also found home prices remained relatively stable across the region, while inventory levels continued to provide buyers with more options than were available during the height of the pandemic-era housing boom.

Unlock MLS officials said Central Texas continues to benefit from strong population growth, a diverse economy, and steady demand for housing. They noted that today’s market conditions allow buyers and sellers more time to evaluate their options and make informed decisions than they had during the highly competitive market of recent years.

While sales activity varied among individual counties, the overall regional data suggests the Central Texas housing market remains active as the summer homebuying season gets underway.
