The number of single family home sales in the Austin Round Rock Metro area broke July records.
The Austin Board of Realtor’s president Kevin Scanlan said July saw an almost 12{211d4eaff5f6ab776b9f468c919065fc3aae4df093916ddbc4a838f2fb9137eb} increase in deals closed as compared to July 2018, that makes for more than 3,400 homes changing hands, “and that I think bodes well for a strong August.” The Metro Median Home price crept up by more than 3{211d4eaff5f6ab776b9f468c919065fc3aae4df093916ddbc4a838f2fb9137eb}, totaling $325,000.
In Round Rock, Scanlan reported, the median home price dropped by more than a 1{211d4eaff5f6ab776b9f468c919065fc3aae4df093916ddbc4a838f2fb9137eb} to $274,000 while the number of homes sold grew by more than 2{211d4eaff5f6ab776b9f468c919065fc3aae4df093916ddbc4a838f2fb9137eb}. In the City of Austin Proper, the number of homes sold remained stagnant 943 deals made. The City’s Median home price jumped by 6.9{211d4eaff5f6ab776b9f468c919065fc3aae4df093916ddbc4a838f2fb9137eb} to $410,000. Scanlan explained, that high home cost along with a 0.2 months worth of housing inventory is pushing more home buyers to other surrounding markets, “Georgetown (24.8{211d4eaff5f6ab776b9f468c919065fc3aae4df093916ddbc4a838f2fb9137eb}), Leander (9.8{211d4eaff5f6ab776b9f468c919065fc3aae4df093916ddbc4a838f2fb9137eb}), Cedar Park (5.8{211d4eaff5f6ab776b9f468c919065fc3aae4df093916ddbc4a838f2fb9137eb}), Pflugerville (33.3{211d4eaff5f6ab776b9f468c919065fc3aae4df093916ddbc4a838f2fb9137eb}) all saw fairly significant increases in the number of homes sold.”
Scanlan said, Kyle’s median home price was relatively unchanged at $219,000 but home sales boomed by 6{211d4eaff5f6ab776b9f468c919065fc3aae4df093916ddbc4a838f2fb9137eb}. He added, Hutto saw much of the same, slight increase in the Median Home price at $229,450 and “a fairly significant increase in the sales volume…17.2{211d4eaff5f6ab776b9f468c919065fc3aae4df093916ddbc4a838f2fb9137eb} increase.” Scanlan said those markets continue to see strong growth as affordability woes grow in Austin.
In Pflugerville home sales rocketed up by 33.3{211d4eaff5f6ab776b9f468c919065fc3aae4df093916ddbc4a838f2fb9137eb}, while the median home price inched forward to almost $265,000. Out the 183 Corridor he said, “Leander, a median price in July of $294,060, which is a 3.2{211d4eaff5f6ab776b9f468c919065fc3aae4df093916ddbc4a838f2fb9137eb} increase, a 9.8{211d4eaff5f6ab776b9f468c919065fc3aae4df093916ddbc4a838f2fb9137eb} increase in the number of home sales.” In Cedar Park he added, the median home price grew by 3{211d4eaff5f6ab776b9f468c919065fc3aae4df093916ddbc4a838f2fb9137eb} to $338,000 while home sales increased by more than 5{211d4eaff5f6ab776b9f468c919065fc3aae4df093916ddbc4a838f2fb9137eb}, leaving them with 1.3 months of housing stock.
